Tour two new inner-Loop apartments designed to woo Millennials!

The Morgan Group is upping the ante in Houston’s apartment amenities arms race.

The Houston developer unveiled two new luxury apartments inside the Loop that feature new amenities likely to woo young Millennial renters. Despite a growing number of empty nesters downsizing into apartments, Millennials are still the primary demographic for apartments in the Bayou City — especially in popular submarkets like the Washington Corridor and Midtown, said Philip Morgan, senior vice president of development for The Morgan Group.

“It’s a competitive market everywhere in the (610) Loop,” Morgan said. “We’re always trying to set ourselves apart.”

Pearl Washington, located on Washington Avenue and TC Jester, offers 322 one, two and three-bedroom units ranging in size from 652 square feet to 1,444 square feet. Rents range from $1,590 to $3,565 per month. The project, which opened in May, is currently 30 percent leased and 17 percent occupied.

Pearl at the Mix, located on Milam and Tuam streets near the Mix in Midtown, offers 196 studio, one and two-bedroom units ranging in size from 612 square feet to 1,703 square feet. Rents range from $1,710 to $3,715 per month. The project, which opened earlier this year, is currently 35 percent preleased and 25 percent occupied.

The units in both Pearl-branded apartments boast high-end features like Nest smart thermostats, built-in speakers and soft-close drawers. Both buildings also offer four to five penthouses on the top floor with a wine chiller and wine rack as well as upgraded stainless-steel appliances.

Both apartment complexes offer a bevy of community amenities, including a Vegas resort-style pool with cabanas with TVs, a sun-shelf and outdoor grills; a fitness center and separate yoga and spin room with Matrix equipment, on-demand workout systems and Peloton stationary bikes; a resident lounge with a warming kitchen, TVs, pool table, shuffleboard and arcade machines; outdoor courtyards with dog runs, planters and even a bocce ball court.
